I am Trương Đức Vinh. My focus is long-stay apartment operations, digital marketing and the resident experience. I work with a fit-out team to turn a selected property into a practical rental product.
We are discussing participation in a lease-and-operate business. This is not a sale of land, an apartment title or a guaranteed-return product. Short-stay and OTA expertise can complement the long-stay model where the property and permitted use support it.

50 / 50Proposed split of distributable cash between investor and operator
The investor supplies the initial capital; Vinh sources, coordinates fit-out, markets and operates the projects. These are proposed discussion terms, subject to project selection, documented costs and signed agreements. No six-project pipeline is represented as secured.
Distributions follow operating costs, tax and the agreed reserve policy. Refundable tenant deposits and rent paid for future periods are not freely distributable profit. Separate management fees, if any, must be agreed and included before modelling returns.
What the assumptions imply.
Illustration only: all six projects operating together, no initial delay, constant monthly distributable cash and a 50% investor share. This is not a projection from the Nui Thanh report.

A 20% fall in distributable cash is a sensitivity, not the same as 20% lower occupancy. The existing 15–17-month project-level assumptions correspond to about 30–34 months for an investor receiving half the cash, before delays. Actual results may be lower, negative or insufficient to recover capital.
Agree spending limits, approval for cost overruns, related-party transactions and who can sign or move funds.
Downside and exit
Agree losses, additional funding, lease termination, operator replacement, transfer rights and treatment of deposits and assets. An exit or buyback is not guaranteed.
A practical path to a decision.
Introductory conversation and operating-model fit.
Property visit and review of redacted records.
Independent review of contracts, costs, property conditions and the proposed investment structure.
Written terms, legal and banking checks, then staged funding if both parties agree.
Living or working in Vietnam is not treated here as confirmation of investment eligibility. The appropriate structure, transfer route, tax treatment and distributions need qualified review for the specific parties before funds are accepted. No investor funds are accepted through this website.

Separate operating evidence, modelling assumptions and documents still to be reviewed. Supporting records are shared after review and redaction; requesting them does not commit you to invest.
One project · evidence before funding
Capital allocation
VND 350m is an illustrative budget for a proposed new project, not the historical cost of either reference building. Request a dated breakdown of landlord deposit, fit-out, equipment, fees and working reserve, with quotes and payment milestones. Allocation awaits project-specific evidence.
Operating evidence
Review real project photos, room-level leases, rent earned, receipts and expenses for the same period. Reconcile prepaid rent to the months it covers and record refundable tenant deposits as liabilities. A billed total is not collected cash or net profit.
Payback and responsibilities
The 15–17-month project target is an assumption, not investor payback. At a 50% distribution share, equivalent investor payback is 30–34 months before delays under constant cash flow. Count landlord deposit recovery only when received; review vacancy, cost overruns, tax, reserve and exit terms.
Six projects · a separate portfolio review
Six independent files
VND 2.1bn = six illustrative VND 350m budgets; it does not establish six secured properties or repeatable returns. Review each lease, permitted use, fit-out budget, rental assumptions and fire-safety records separately.
Staged funding proposal
Agree milestones for each release: property and documents reviewed, budget approved and operating readiness checked. Set evidence required before the next project, a reserve floor and who approves overruns. These controls remain proposals for written agreement.
Cash calendar and governance
Model staggered opening dates and periods with some units unlet, rather than multiplying one good month by six. Separate investor and operator distributions, losses and further funding; document signing authority, reporting, related-party transactions and exit rights.
For any structure in which Vinh is both landlord and co-investor, use a separate agreement identifying each role, deposit flows and related-party approvals. It is not the standard six-project illustration.
